An Arkansas quit claim deed is a real estate document used for conveying property from the current owner (grantor) to the recipient (grantee). No warranties are provided with the deed, meaning the title could potentially have defects.
The form is primarily used to streamline the transfer of property from one family member to another, as there is often little worry that the title to the property is in good standing.

- Signing Requirements (§ 18-12-104): The grantor(s) must sign the completed deed in front of two (2) witnesses and a notary public.
- Spousal Responsibility (§ 18-12-403): If the property is the homestead of a married couple, both spouses must join the execution of the deed in order for it to be considered legally valid. The only exception is if one (1) spouse completes and records a separate deed.
- Recording (§ 14-15-404): Once completed, the deed must be recorded with the local circuit court.
